I have used Ship Sim 2008 and and while the physics seem pretty realistic for the larger craft, whenever you are tasked to drop a pilot or effect a rescue in any open sea situation, the waves throw the boat around in a very unrealistic manner even though the sea state is supposed to be 2-3 meters. The best scenarios at sea involve the large tugs and anchor handling vessels. Also the "Tow Boat" pushing a 6 barge lash up into place requires a lot of pre planing to keep from crashing into things. There are enough missions to interest a user plus you can make up your own. I think that a real mariner would find some of the scenarios challenging i.e. using two tugs to move a drilling platform out to sea. (you must jump back and forth between the virtual bridge of each boat) I think a demo is available. It only runs on PC.

My favourite is Virtual Sailor, http://www.hangsim.com/vs/, which I not only use for fun but also to make up storyboards for my video work, as well as simulator for maritime accidents.
